FHA/HUD 221 (d)(4) New Construction or Substantial Rehabilitaion

Provides mortgage insurance for the new construction and substantial rehabilitation or apartment projects, including independent living projects for seniors (age 62 years and older with no services). This program provides for both construction and permanent financing.

FHA/HUD 223(f) Acquisition and Refinancing of Multifamily Properties

Provides mortgage insurance to facilitate funding the refinancing or acquisition of apartment properties that have completed initial lease up and are operating at a 1.17x debt coverage ratio (1.11x for broadly affordable). Independent living projects for seniors (age 62 years and older with no services) are also eligible.
